Most lending institutions require a termite inspection before approving new and refinance mortgages.

What is checked during the inspection?

Home Inspection Professionals – H.I.P. refers to an independent registered pest control company or certified termite inspector to conduct a thorough visual search of the home for the absence or presence of wood-destroying insects such as termites. The inspection will check all accessible areas, particularly major structural points. The most susceptible areas such as crawlspaces and basements are given special attention to ensure there are no signs of past or present activity or damage. Any permanently attached wooden structure such as decks or porches are included in the inspection (detached structures may be inspected for an additional fee).

Once the inspection is finished the independent inspector will complete the Wood Destroying Insect Inspection Report (WDIR), which includes information concerning the presence and past or present activity of wood-destroying insects. This report includes evidence of live or dead insects, as well as any insect-related structural damage to the home as indicted by wood debris found at the affected site. The report includes insect activity for termites, powder post beetles, old house borers, carpenter ants, and carpenter bees.
